The aging building of the Tokyo Branch of Kawamoto Pump Mfg. Co., Ltd. (head office: Nagoya, est. 1919), the sales hub of Japan’s leading pump manufacturer for the Tokyo metropolitan area, was rebuilt as a modern office building housing approximately 70 employees.
Located in an area with a mixture of office, retail and residential buildings close to a subway station, the 214-m2 lot faces adjacent properties on three sides and a 15-m length of street on the front northeast side, requiring an innovative, future-oriented building design with maximized floor space.
With a focus on structure and functionality, the integration of architectural features and effective environmental load reduction technologies for a small office building, the property was designed to contribute to the rejuvenation of the surrounding streetscape and to provide a bright, functional workspace that optimizes the limited lot size, a less-than-sufficient floor height of 3.05 meters due to right-of-light restrictions and a building depth of approximately 8-13 meters.
